Downingtown Area Market Snapshot โ€“ February

Letโ€™s talk numbers ๐Ÿ“Š โ€” and what they mean for buyers and sellers in the Downingtown Area School District (DASD).

In February, 39 homes sold across DASD, and hereโ€™s how it broke down:

  • ๐Ÿก 18 homes sold for under $500,000

  • ๐Ÿ’ฐ 13 sold between $500,000 and $700,000

  • ๐Ÿ™๏ธ 8 homes sold over $700,000

Now hereโ€™s where it gets interesting: of those higher-end sales (over $700K), half sold below asking, while just two went over, and two sold as-is. That signals some shifting dynamics at the top of the market.

All of this activity pushed the average sale price down to $554,326โ€”
๐Ÿ“‰ Thatโ€™s over $50,000 less than February 2023, and nearly $49K below the 2024 year-to-date average of $602,978.

What does it mean?
For buyers, there may be more opportunity, especially in the upper price ranges. For sellers, itโ€™s a sign that pricing strategy and preparation are more important than ever.
