January 2026: A New Downingtown Real Estate Market
January in the Downingtown Area School District didn’t bring fireworks — but it did bring a very interesting shift.
At first glance, the numbers look predictable. After December wrapped up as the slowest listing month since December 2024 (49 homes listed in December 2025 compared to just 28 in December 2024), it was no surprise that January sales felt steady but unspectacular.
In total, 54 homes sold in January — actually 10 more than January 2025.
So far, so average.
But here’s where the story gets interesting.
The Real Shift: Where Buyers Are Spending
While the total number of homes sold stayed relatively consistent year-over-year, the price ranges tell a very different story.

The pendulum has officially swung.
Last January, the bulk of activity was under $500,000. This year? The $700,000+ price point dominated the market — more than doubling last year’s numbers.
That shift alone dramatically changed the overall picture.
The $100,000 Difference
Because more high-end homes closed this January, the average sale price jumped by over $100,000 year-over-year.

That’s not a small adjustment — that’s a major shift in where buyer demand is landing.
What This Really Means
The number of homes listed and sold may feel steady. Inventory still isn’t flooding the market. Buyer demand remains consistent.
But buyers are clearly stretching higher.
