July Real Estate Market Update: Downingtown School District

July was a record-breaking month for home sales in Downingtown School District, marking the busiest month we’ve seen so far this year. A total of 89 homes sold, up from 84 sales in June. While buyers had more inventory to choose from, competition remained fierce — 62 of the 89 homes sold over asking price.

Adding to the momentum, July posted the highest median sale price of the year at just over $686,000, with the $500,000–$700,000 price range continuing to lead the pack.

  • Homes Sold Over $700,000 – 29

In July 2024, we saw 79 sales with an average home sale price of $570,000.
