June Brings the Strongest Real Estate Numbers of the Year in Downingtown

Downingtown Area School District saw its best month so far this year in real estate. In June, 84 homes settled, and the average sale price climbed to $659,967, up from $606,827 in May.

📦 More Inventory, Still Strong Competition
Even with more homes on the market, buyer demand remained high.

  • 52 homes sold over asking price

  • 16 sold at asking

  • 16 sold below asking

This competitive activity shows that well-priced, well-presented homes are still moving quickly - often with multiple offers.

💰 Price Points Are Shifting
June also marked a shift in pricing trends. For just the second time this year, the majority of homes sold were priced over $700,000.

Here's how it broke down:

  • 23 homes sold under $500,000

  • 30 homes sold between $500,000–$700,000

  • 31 homes sold over $700,000

It’s clear the market is continuing to evolve, with buyers showing strong interest across all price ranges.
