Downingtown Real Estate Market - March 2026

March brought a big shift in inventory in the Downingtown Area School District —even though sales themselves stayed steady.

Sales Holding Steady

Home sales in March were right in line with last year:

  • 49 homes sold this March

  • 50 homes sold in March 2025

Year-to-date, we’re actually seeing a slight uptick:

  • 147 homes sold so far in 2026

  • Compared to 137 at this time last year

So while the market may feel a bit unpredictable, sales activity is holding strong.

Inventory Is the Real Story

The biggest headline this month? New listings surged.

  • 104 homes listed in March

  • Up significantly from just 68 in February

Looking at the bigger picture:

  • 241 new listings so far in 2026

  • Compared to 216 at this time in 2025

Even if it doesn’t quite feel like it yet, inventory is improving, giving buyers more options than we’ve seen in recent months.

Buyer Activity Picking Up

With more homes hitting the market, buyers jumped into action:

  • 70 homes went under contract in March

  • Up from just 30 in February

For comparison, 62 homes went under contract in March 2025—so we’re pacing slightly ahead of last year here as well.

Prices Are On the Rise

One of the biggest year-over-year changes is in pricing:

  • March 2025 average sale price: $605,172

  • March 2026 average sale price: $697,224

That’s a notable jump, showing continued demand despite shifting inventory levels.

As we head into late spring and summer, the market is just getting started. This is typically the busiest time of year for real estate in our area, so expect continued movement in inventory, sales, and pricing.
