West Chester Borough Real Estate Market Update: September 2026

Home Sales Slow, but Median Prices Jump 31% From August

The September real estate market in West Chester Borough brought some interesting changes as we entered the fall selling season. Fewer homes sold compared to August and September of last year, but the median sale price climbed significantly, and several properties sold well above their original asking prices.

With just seven homes closing in September, every sale has a noticeable impact on the monthly statistics. But one thing remains clear: buyers are still willing to pay a premium for the right home in the Borough.

Let's take a closer look at what happened in September and how it compares to August 2026 and September 2025.

New Listings Nearly Double From August

September brought 13 new listings to West Chester Borough, compared to just seven in August.

However, when we look back to September 2025, when 19 homes were listed, new listings were actually down nearly 32% year over year.

While September brought some welcome new options for buyers, the Borough continues to experience relatively limited inventory.

Inventory Declines Despite More New Listings

At the end of September, there were just 13 homes available for sale in West Chester Borough, compared to 16 at the end of August and 19 in September 2025.

That's a 19% decrease from August and a nearly 32% decline compared to last year.

Months of supply also decreased:

  • September 2026: 1.6 months

  • August 2026: 2.0 months

  • September 2025: 1.6 months

Despite the increase in new listings, the total number of homes available at the end of September declined.

With just 1.6 months of inventory, West Chester Borough remains firmly in seller's market territory.

For buyers looking specifically within Borough limits, the number of available homes continues to be a challenge.

Just Seven Homes Sold in September

A total of seven homes sold in West Chester Borough in September, compared to eight in August.

In September 2025, 16 homes sold, meaning closed sales declined more than 56% compared to last year.

This is a substantial difference, but it's important to remember that West Chester Borough is a very small, hyperlocal market. With such a limited number of transactions each month, sales activity can fluctuate dramatically.

Median Sale Price Jumps to $700,000

The median sale price in West Chester Borough reached $700,000, compared to $535,000 in August. With only seven homes selling in September, the median price can be heavily influenced by the types, sizes, and price points of the properties that happened to close.

Five of Seven Homes Sold Above Their Original Asking Prices

Looking more closely at the seven homes that sold in September reveals another interesting story.

According to my review of the individual sales:

  • 5 homes sold above their original asking price

  • 2 homes sold below their original asking price

  • 0 homes sold exactly at their original asking price

That means 71% of September's closed sales sold above their original asking prices.

And some of those sales were particularly impressive!

A home on South New Street originally listed for $675,000 sold for $820,000 — a remarkable $145,000 above its original asking price.

Another property on West Lafayette Street originally listed for $599,900 sold for $700,000 — $100,100 above its original asking price.

And a home on North New Street originally listed for $699,000 sold for $750,000 — $51,000 above its original asking price.

These are significant premiums and demonstrate that buyers are still willing to compete for desirable Borough properties.

However, it's important to remember that not every home sold above asking. Two of the seven homes sold below their original list prices.

The takeaway? West Chester Borough remains competitive, but pricing and property presentation still matter.

Buyers are willing to pay a premium for homes they love, but that doesn't mean every listing will automatically attract offers above asking.

Homes Are Selling Much Faster

Another standout statistic from September is how quickly homes sold.

The median days on market was:

  • September 2026: 8 days

  • August 2026: 18 days

  • September 2025: 14 days

That's 10 days faster than August and six days faster than September of last year.

Even with fewer homes closing, properties that sold in September moved quickly.

This reinforces the idea that buyers are still actively pursuing desirable homes in the Borough, particularly when they're priced competitively.

What Does This Mean for Buyers and Sellers?

For Buyers:

West Chester Borough continues to be a competitive market with limited inventory.

With just 13 homes available at the end of September and five of seven closed sales exceeding their original asking prices, buyers should be prepared to act quickly when the right property becomes available.

However, not every home is selling above asking. There may still be opportunities to negotiate, particularly on properties that have been on the market longer or require updates.

For Sellers:

September's numbers demonstrate that strong sales are still possible in West Chester Borough.

With a median sale price of $700,000 and several homes selling substantially above their original asking prices, buyers are clearly willing to pay a premium for properties they find desirable.

But the small number of transactions also highlights the importance of understanding your home's specific market.

Pricing, condition, location, and marketing all play a role in determining how much interest a property receives.

The Bottom Line: West Chester Borough Remains a Competitive Market
