West Chester Market Heats Up in September 🔥

While Downingtown saw its slowest month since winter, the West Chester Area School District was buzzing with activity. September brought the highest number of home sales since June, with 122 homes sold, up from 114 in August.

That boost in sales also pushed the average sale price to $772,951 — the highest we’ve seen since early summer.

A Surprisingly Balanced Market

At first glance, September looked like another banner month for sellers. But the numbers tell a more interesting story.

For the first time all year, the market balanced almost evenly between homes selling over asking price (52) and those selling under asking (50). Usually, there’s a much larger gap — often 20 or more homes — favoring the over-ask side.

This even split suggests that while demand remains strong, buyers are becoming more strategic. They’re still showing up, but they’re also taking advantage of the slower pace to negotiate better deals.

What This Means for Buyers and Sellers

With higher sale prices and steady buyer activity, West Chester’s housing market continues to show resilience and opportunity.

Buyers who stayed patient through the busy summer months are finding moments to strike good deals, while sellers are still benefiting from a solid pool of motivated buyers. It’s a rare window of balance — and one that doesn’t come around often in this market.

Interestingly, we saw this same pattern last September, and it carried through into October 2024 — a month that saw an uptick in both sales and competition.
