Downingtown Market Update: Fewer New Listings, But Buyers Keep the Market Moving
The biggest story in the Downingtown Area School District market this July wasn't home sales, it was inventory.
After three straight months of over 130 new listings, July saw just 108 homes hit the market, a drop of 25 listings from June and 16 fewer than July 2025. While inventory has improved dramatically compared to where we started the year, the summer surge in new listings appears to be slowing.
Despite fewer new listings, buyers were still very active.
A total of 106 homes sold in July, only 13 fewer than June despite the significant drop in available homes. In fact, July's sales were 7 higher than July of last year, showing that well-priced homes continue to find buyers even as choices become more limited.
Another encouraging sign for sellers was how quickly homes sold.
The average home was on the market for just 15 days, down from 22 days in June and less than half the 31-day average we saw in July 2025. That's a strong reminder that buyers are still moving quickly when the right home comes along.
Home values also remained steady.
The median sale price in July was $677,500. While that's down slightly from June's $699,000, it's nearly $57,000 higher than July 2025, when the median sale price was $621,000. Even with mortgage rates remaining elevated, home prices continue to trend upward year over year.
At the end of July, the Downingtown market had 176 homes available, virtually unchanged from June's 180 homes. That translates to 1.5 months of inventory, reinforcing that we're still firmly in a seller's market despite the increase in available homes compared to earlier this year.
What Does This Mean?
The Downingtown market is beginning to settle into a more typical late-summer pattern. New listings are slowing after a busy spring, but buyers haven't gone anywhere. Homes that are priced correctly and presented well are continuing to sell quickly, while the limited supply is helping keep prices elevated.
As we head toward the fall market, it'll be interesting to see whether inventory continues to tighten or if more sellers decide to list before the end of the year.
