West Chester Borough Real Estate Market Update: July 2026
Only 8 homes sold in the Borough in July, but not a single one sold below asking price. This is the first month in 2026 where every home that sold closed at or above its asking price.
Even more impressive? 6 of the 8 homes sold above asking price by an average of $70,216.
That includes one particularly notable sale that closed $200,100 over asking price in an off-market transaction for an Iron Hill founder. Even if we take that unique sale out of the equation, July's numbers still tell the same story: buyers continue to compete for homes in the Borough.
West Chester Borough Home Prices Remain Strong
The median sale price reached $695,000 in July, up from $625,000 in June and $640,000 in May.
For some additional perspective, the median sale price in July 2025 was $600,000. That puts this July's median $95,000 higher than the same month last year.
Of course, with only eight sales in July, one or two higher-priced properties can have an outsized impact on the monthly number. That's why I always caution against looking at one month's sale price in isolation. Still, paired with the fact that none of July's sales went below asking, it is another indication of just how much competition remains for desirable Borough homes.
Inventory Increased in July
There was one statistic that moved in buyers' favor: inventory.
There were 11 new listings in July, roughly in line with the 10 that hit the market in June. However, because only 8 homes sold, the Borough ended July with 17 homes available, compared with just 9 at the end of June.
That brought the months' supply of inventory from 0.7 months in June to 1.1 months in July.
That's a meaningful increase, but 1.1 months of inventory is still an extremely tight market. And July showed us that simply having more homes available doesn't necessarily mean buyers have stopped competing for the best ones.
How Does July Compare to Last Year?
July 2025 was a very different month in terms of activity.
Last July, 22 homes were listed and 10 homes sold, compared with 11 new listings and 8 sales this July. Inventory was also slightly higher last year, with 21 homes available at the end of July 2025 compared with 17 this year.
So while the Borough saw fewer transactions this July, there were also significantly fewer new homes coming onto the market.
And that's really the story of the West Chester Borough market right now: buyers are still ready to buy, but they need homes to buy.
When a desirable property hits the market and is priced appropriately, competition can happen quickly and July's numbers made that especially clear.
The Bottom Line
While 6 of the 8 sales went above asking, the median days on market fell to just three days, and the median sale price reached $695,000.
At the same time, inventory did increase, giving buyers a few more options than they had heading into the summer.
For sellers, the takeaway is that buyer demand is still very much there, particularly for homes that are positioned well from the start.
For buyers, more inventory is certainly welcome news — but July is a reminder that the best homes in West Chester Borough can still attract attention quickly.
