April brought a red-hot West Chester Area School District Real Estate Market

The spring market is in full swing across the West Chester Area School District, and while inventory increased significantly in March, April’s numbers reveal just how competitive the market remains.

Home Sales Increased Slightly

In April, 85 homes sold throughout the school district.

That was up from 78 homes in March, an increase of just 7 sales.

This was a bit surprising considering that March saw 49 more homes listed than the month before. With that much additional inventory hitting the market, I expected a larger jump in closed sales.

More Homes Sold Over Asking Than Ever

The most eye-opening statistic from April was how many homes sold above asking price.

Of the 85 homes that sold:

  • 54 homes sold over asking price

  • That’s 64% of all sales

For comparison:

  • March: 45% sold over asking

  • February: 36% sold over asking

This sharp increase shows just how competitive the market has become for well-priced homes.

Homes Sold Faster

Despite the increase in inventory, homes sold more quickly in April. The average days on market dropped by more than 10 days to just 16 days. That means buyers are moving fast when the right home hits the market.

Buyers Are More Selective

While demand remains strong, today’s buyers are much more discerning than they were during the peak pandemic years. Homes that are, properly priced and presented nicely are attracting multiple offers and selling quickly. Homes that are overpriced or not well-prepared are sitting longer and seeing less activity.

Buyers have more options now, and they are taking the time to choose the homes that truly stand out.

April brought the highest inventory levels since October and a dramatic increase in homes selling over asking price

The takeaway is clear: there are plenty of motivated buyers in the market, but they are focused on homes that are presented well from day one.
