April 2026 Real Estate Market in Downingtown Area School District

The Downingtown Area School District real estate market continued its steady pace in April, with home sales and prices tracking very similarly to last year.

At first glance, the numbers may seem a little uneventful—but there’s one statistic that tells a much bigger story.

Home Sales and Prices Stayed Strong

In April:

  • 70 homes sold, up from 55 in March

  • Sales were just 3 fewer than April 2025

  • The average home sale price climbed to $683,646

    • That’s nearly $40,000 higher than March

In other words, the market remains stable and home values continue to trend upward.

Inventory Reached a Multi-Year High

The biggest headline from April was the number of new listings. A total of 137 homes were listed for sale during the month.

The last time the district saw more than 130 homes listed in a single month was June 2022. The highest monthly listing count in 2025 was 124 homes during the peak summer market.

Median List Price Hit a Record High

April also brought the highest median list price ever recorded in the district.

The median home was listed for $715,000, a new record for the Downingtown Area School District.

This shows that both inventory and pricing are reaching new highs.

Buyers Are Still Competing Aggressively

Even with more homes on the market, competition remains intense.

Of the 70 homes that sold, 56% sold above asking price

This mirrors what we saw in the West Chester Area School District, where buyers are continuing to compete for the most desirable homes.

Offer deadlines and multiple-offer situations are still very common.

A Real Example From April

One home my buyers pursued in the district received 16 offers. My clients offered $75,000 over asking price and waived all inspections. Even with those strong terms, they finished in 4th place.

That’s a clear example of how competitive the market can be for homes that are well-priced and move-in ready.

Hot Homes Sell Fast

Homes that are properly priced and prepared are attracting multiple offers and selling quickly and the homes that are overpriced or not market-ready are taking longer to sell.
