Inventory Hits Highest Level Since 2022 in Downingtown Area School District

The Downingtown Area School District housing market delivered another record-breaking month in May, creating new opportunities for both buyers and sellers.

More than 140 homes were listed in May, the highest monthly total since June 2022. As a result, inventory climbed to 187 active homes, the most available properties at month-end since the summer of 2020.

More Choices for Buyers

For buyers who have been waiting for more options, this is encouraging news. Increased inventory means more homes to choose from and less pressure to settle for a property that isn't the right fit.

However, don't mistake a growing inventory for a slow market.

Homes Are Still Selling Quickly

Despite having the highest inventory levels we've seen in years, homes are still moving at a rapid pace. The average days on market in May was just 13 days.

To put that into perspective, the national average currently sits at 52 days, highlighting just how competitive the Downingtown market remains.

Inventory Tightened Despite More Listings

Interestingly, even though new listings increased month-over-month, the overall housing supply actually dropped.

Months of inventory declined from 3.0 months in April to 2.6 months in May, driven by a strong pool of active buyers who quickly absorbed available homes.

This is a clear sign that demand remains healthy throughout the district.

Home Prices Remain Strong

While the number of new listings increased, the median list price saw a slight adjustment, decreasing to $664,970, down from $720,000 in April.

Even with this shift, home values remain strong across the district, particularly in the luxury segment of the market.

Breaking Down the Market by Price Point

Over the past several years, I've tracked the market by dividing sales into three categories:

  • Under $500,000

  • $500,000–$700,000

  • Over $700,000

Typically, these categories are fairly balanced. In May, however, the luxury market stood out significantly.

Of the 65 homes sold, 31 sold for more than $700,000, making up nearly half of all sales for the month.

In addition, 51% of homes sold above their asking price, demonstrating that well-priced and desirable properties continue to attract strong competition.

What This Means for Buyers and Sellers

The Downingtown Area School District market continues to show strength both month-over-month and year-over-year.

Buyers are benefiting from increased inventory and more opportunities to find the right home, while sellers continue to enjoy strong demand, quick sale times, and favorable pricing conditions.

As we move further into the summer market, Downingtown remains one of the most active and competitive real estate markets in Chester County.
