June 2026: Low Inventory Keeps West Chester Borough Real Estate Market Moving Fast

Fewer Homes, Fierce Competition

The West Chester Borough market remained remarkably steady in June, with 14 homes sold, just one more than May and the same as April. While the number of sales didn't change much, the level of competition certainly did.

Blink and You'll Miss It

Homes weren't sitting on the market this month.

12 of the 14 homes sold in 5 days or less, and 11 sold for over asking price.

Those 11 competitive sales sold for an average of $36,631 above list price and were on the market for an average of just 2.1 days. In other words, many of the most desirable homes barely made it through a weekend before going under contract.

For buyers, that means preparation is everything. The best homes continue to move incredibly fast.

Not Every Home Sparked a Bidding War

The three homes that sold below asking price spent an average of 22 days on the market and ultimately sold for an average of $28,000 below their list price.

It's another reminder that pricing and presentation matter. Buyers are willing to compete aggressively for the right home, but they'll also recognize when a property is overpriced or doesn't stand out from the competition.

Home Prices Continue to Rise

The average sale price in the Borough continued its steady climb, increasing by approximately $15,000 from May to $685,735 in June.

While monthly averages can fluctuate depending on the mix of homes that sell, pricing has remained resilient thanks to continued buyer demand and limited inventory.

Inventory Remains the Biggest Challenge

Only 10 homes were listed in June, making it the slowest month for new listings since January.

The Borough ended the month with just 9 active homes on the market, resulting in approximately 0.7 months of inventory, well below the 4 to 6 months typically considered a balanced market.

For comparison, June 2025 saw 16 new listings and 14 homes available at month's end. Then came July, when 22 homes hit the market.

Will We See Another Mid-Summer Surge this Year?

I'm not so sure.

A jump in inventory would certainly be welcome news for buyers, but unless more homeowners decide it's time to make a move, West Chester Borough is likely to remain one of the most competitive markets in the area throughout the summer.
