June 2026 Brings a Hot West Chester Area School District Real Estate Market
Sales Pick Up as Summer Market Heats Up
Thanks to the surge of new listings we saw in May, June brought a much-needed boost in home sales across the West Chester Area School District.
A total of 114 homes sold in June, up from just 87 sales in May and marking the first month this year with more than 100 homes sold. It's a welcome sign that buyers are finding more opportunities as inventory slowly improves.
Still Behind Last Year's Pace
While June was a strong month, the market is still running behind 2025.
Last year, the West Chester market surpassed the 100-home mark in April and remained above that level through October. June 2025 was the busiest month of the year with 163 homes sold—about 43% more sales than we saw this June.
Multiple Offers Continue to Be the Norm
If you've been house hunting lately, this probably won't come as a surprise.
Of the 114 homes sold in June, 74 properties (65%) sold above their asking price, showing that well-priced, desirable homes continue to attract multiple offers.Another indicator of a competitive market is how quickly homes are selling.
The average days on market dropped to just 12 days, the fastest pace we've seen since the summer of 2024. Buyers continue to move quickly when the right home hits the market.
The average sale price climbed to $786,764, an increase of more than $116,000 compared to May's average of $670,389. While one month doesn't define a trend, it does highlight the strength of buyer demand heading into the summer.
What to Expect in July
The good news for buyers is that inventory continues to improve.
June has 139 new listings and ended with 171 active homes on the market. As we move further into summer, vacations and seasonal distractions typically reduce buyer competition, creating more opportunities than we've seen earlier this year.
That doesn't mean the market is cooling off. The best homes will likely continue to receive multiple offers and sell above asking price. But with more choices available, buyers may finally have a little more breathing room and a better chance to find the right home.
