September Market Recap: Momentum Returns to West Chester Borough

September brought a welcome surge in real estate activity across West Chester Borough, marking the highest number of home sales since June.

16 homes closed last month, signaling that buyer demand remains strong even as we head into fall.

Of the homes sold:

  • 7 sold over asking price

  • 6 sold under asking price

  • 3 sold at asking price

12 of these homes went under contract in August, 2 in July, 1 in June, and 1 in September — a reminder that much of September’s success was fueled by late-summer buyer energy.

Pricing Trends + Buyer Behavior

Homes that sold at asking price averaged 13.6 days on market, with most moving within just two weeks.

Those that sold under asking took a bit longer — averaging 25 days on market and closing an average of $49,166 below list price.

On the other hand, competition was fierce for homes that hit the sweet spot. Properties that sold over asking flew off the market in just 3.2 days on average, bringing sellers an impressive $47,145 premium above their list price.

Contracts + Price Range

12 homes went under contract in September with an average home sale price of $656,425, down from $760,000 in August. The average home sale price in the borough can swing drastically month to month since there aren’t many home sales.
