Summer Market Recap: West Chester Area School District, 2024 vs. 2025
The West Chester Area School District summer market brought just as much heat in 2025 as it did in 2024. Looking at the peak selling season (May through August), the numbers are surprisingly close year over year — but with a few interesting twists worth noting.
New Listings: A Familiar Picture (With One Outlier)
In three of the four summer months, the difference in new listings between 2024 and 2025 was 11 homes or fewer. That’s as close to a mirror image as you can get in real estate.
The only month that stood out was June, when 2025 saw 61 more new listings than the year before. Without June in the mix, the other months (May, July, and August) were nearly identical.
Home Sales: Demand Holds Strong
This is where things get interesting. Even with a slight uptick in supply, the sales activity showed how eager buyers still are.
May 2025: 28 more sales than May 2024
June 2025: 41 more sales than June 2024
July 2025: 10 less sales than July 2024
August 2025: 2 more sales than August 2024
So, while July dipped and August only had a slight gain compared to the prior year, May and June more than made up for it with a surge of closed sales.
To recap May-August:
New Listings: +71 in 2025 compared to 2024
Closed Sales: +61 in 2025 compared to 2024
Even with more homes coming on the market in 2025, nearly the same number of additional sales followed right behind. The competition hasn’t gone anywhere — it just shifted slightly month to month.
Home Value Appreciation
With the market remaining just as competitive year-over-year, the average home sale price has continued its upward climb. There has been an increase of just over $50,000 Y-O-Y:
Average Sold Price (May-August)
2024 - $698,447
2025 - $750,544
What This Means for Buyers and Sellers
For Buyers:
Don’t let the small uptick in listings fool you. The fact that sales tracked right alongside shows that demand remains strong. You’ll need to be prepared — pre-approval in hand, clear priorities, and quick decision-making when the right home hits.
For Sellers:
The market is still in your favor, but it’s no longer a game of throwing out any price and watching buyers line up. Homes that are well-priced and well-prepared continue to move quickly, while those that overshoot may sit longer.
Final Thought
The 2025 summer market in West Chester Area School District didn’t rewrite the script from 2024 — and that’s the story. Inventory remains tight, buyers are still motivated, and sales are keeping pace. The market continues to be competitive, steady, and rewarding for those who come prepared with the right strategy.
